Mielno, a charming seaside town, attracts nearly 150,000 summer visitors, generating over 1 million overnight stays yearly. Despite this popularity, the area remains largely underserviced and underdeveloped.
Poland's rapid economic ascent in the last 20 years, propelling it to one of the EU's largest economies, has elevated average earnings and living standards. Increased spending has surged demand for second homes, particularly beach-front properties.
In 2000, Firmus Group strategically invested in prime beach-front properties, envisioning the development of premier homes in the most coveted Polish coastal locations. Firmus has been rooted in the region since 2000, continually expanding and investing in additional land.

Firmus Group is a land ownership and land bank management company with a substantial strategic land portfolio. The company focuses on unlocking value from its land assets through structured partnerships, disciplined land management, and scalable operating platforms.
The group’s ownership and holding management are based in Norway, providing strategic oversight and long-term investment direction. Operational and administrative functions are locally anchored in Poland through the group’s Polish entities, ensuring strong local market knowledge, relationships, and project execution capacity.
The group operates through two divisions. Horizontal Estates, a joint venture with the infrastructure and development company NDI Development, manages and structures the group’s land bank in collaboration with development partners and municipalities. Get2Stay develops and operates scalable hospitality and accommodation concepts that activate locations and support long-term value creation.
Together, these platforms enable Firmus to combine strategic land ownership with operational expertise, creating flexible pathways to unlock land value through partnerships and hospitality operations.

My first encounter with the breathtaking nature of the Polish coast left a lasting impression. Despite frequent business trips to Polish cities, I had only briefly visited Sopot and Gdansk.
It wasn't until a decade later that I explored Mielno and the beaches on Mierzeja, a hidden treasure that overwhelmed me.
Some investments are driven solely by economic logic, while others allow emotions to influence decisions. For us, it was clearly the latter – we fell in love with the nature. We understood the charm of beachfront and coastal plots, having observed their premium prices in Norway, Sweden, and other Nordic countries. Despite Poland's coastline being just a centimeter per inhabitant, we recognized the appeal of spending time at the coast in one's homeland, surrounded by familiar culture and language.
Initially invested in by Stein Chr. Knutsen and his colleague Rob Mathias, we eagerly joined them in 2003. Over the past two decades, we've acquired plots, developed plans, and prepared for the area's development to make it more accessible to others.
We're fully aware of the value of the maritime culture and delicate nature of the area, and we've undertaken projects since 2000 that we're proud of. However, our ambitions for the area's future are even more exciting. Collaborating with local authorities, top property developers, partners, and investors, we aim to realize our plans in the years to come.
The wait has been long, but the next chapter in our story will soon begin, and we are truly looking forward to it. We welcome those who will join us in these endeavors.

Firmus Group has been active on the Polish coast since year 2000. Over this period, we have assembled a land bank of approximately 2.3 square kilometers, strategically located between the Baltic Sea and Lake Jamno - an area we define as Two Waters.
Our focus today is clear: to unlock the value of this land bank through structured development and strong local partnerships.
Firmus has evolved from a fully integrated developer into a platform for large-scale destination development. While we historically managed the full real estate value chain, our current strategy is centred on capital efficiency, risk management, and execution through experienced local partners.
The scale of Two Waters - an area larger than Monaco - requires a different model. Through our joint venture, Horizontal Estates, established with NDI Development, we have created a dedicated structure for land development, infrastructure, and project facilitation. This platform enables multiple developers and investors to participate, ensuring both speed and quality of execution.
In parallel, we have built an operational backbone through Get2Stay, our hospitality and rental platform with local presence and proven experience from the Dune Resort. By integrating operations early in the planning phase, we strengthen project economics and long-term asset performance.
Our role is to structure, enable, and accelerate development - not to execute every project ourselves. This allows us to scale efficiently while maintaining strategic control of the overall destination.
With a substantial land position, an established development platform, and strong operating capabilities, Firmus Group is positioned to play a leading role in shaping the next generation of coastal destinations in Poland.
We are now entering a new phase of execution.
